🌙 The whole night had great energy featuring delicious cocktails and small bites, vintage cars from a 1957 @redlinerestorations Maserati to fresh, rebuilt, luxury Defenders by @rovertrophy .

💵 I loved the charity element of supporting @thefirsttee a non-profit youth development organization that enables kids, through the game of golf, to build the strength of character that empowers them through a lifetime of new challenges.

🍿 The Long Game is excellent! Based on the true story, told in the novel “Mustang Miracle”, of 5 Mexican-American high school teens who broke down prejudiced barriers and broke records by becoming the 1957 Texas State Golf Champions.

Many sheets (yes, even the cotton ones you expect to be natural) undergo extreme chemical treatments to prevent them from shrinking, wrinkling, and pilling in the wash?

Sheets often contain:
•Formaldehyde
•PVC/phthalates
•Heavy metals
•Petrochemicals
•Azo dyes
•Chlorine bleach
•Flame retardants
•Nonylphenol Ethoxylates
What even is all of this!! 😱

Spending 5+ hours a night of direct contact with these toxins can be catastrophic for your skin and overall health. You may feel the effects without ever realizing it’s coming from your bed.

According to Wholesome Goods Lifetips blog, “The best approach to guarantee chemical-free and safe bedding is to purchase from reputable brands holding OEKO-TEX (standard 100) or Certi-PUR certifications. These certifications confirm that the product has been thoroughly tested for harmful substances (up to 350), ensuring they are safe for human health.”

If you want to take it a step further, look for GOTS certification, The Global Organic Textile Standard. LoopHome says, “OEKO-TEX certified products can be made with chemicals, as long as they’re of safe concentrations in the final product. GOTS, however, guarantees that a product is organic and has been made without the use of hazardous chemicals at any point in the supply chain.”

This is the squeaky clean, bare bones, look at the AVERAGE CLOSED SALE PRICE by town, year to date, for single family homes in Fairfield County, CT.

The housing forecast from @inmannews says, “price growth will pick back up in 2024 and hit a rate of 3.5% annual growth every year through 2027.”

What does this mean?

It means it’s the right time to both, SELL & BUY!!

What’s a boob light you ask? What’s the differ

What’s a boob light you ask? What’s the difference between boob lights and recessed lights? I’ve got you…

A “boob” light is another name for a flush mount or semi-flush mount fixture.
💡 They are installed to sit on the surface of the ceiling sheet rock with the fixture protruding inches out (like a boob).
💡Best used in homes with higher ceilings, these fixtures can also be suspended from rods or mounts that further remove it from the ceiling’s surface.
💡Flush mount / Semi Flush mount lights typically diffuse and spread light throughout the entire room.

Recessed lights, also known as can lights or pot lights, became very popular in the early 2000s.
💡They mount into the sheet rock with the housing sitting flush with the sheetrock ceiling.
💡Recessed lighting provides mostly downlighting and can require more per room to sufficiently light the space.
💡Ideal for homes with lower ceilings and also work excellently with higher ceilings.

I am loving the selective mix of both semi-flush and recessed in rooms. The addition of small scale decorative lights to a room of recessed, elevates the interest and to me creates a warm and welcoming look.
